These Terms and Conditions outline the rules and responsibilities for guests, property owners, and visitors who use our website or stay at our managed properties.
By booking a stay or using our services, you agree to these terms.
All bookings must be made through SmartMove Stays or an approved partner platform (e.g., Airbnb, Booking.com, Holiday Future).
Payment must be made in full to secure your reservation, unless otherwise stated.
We reserve the right to cancel unconfirmed or unpaid bookings.
Prices are listed in Australian Dollars (AUD) and include GST, unless otherwise specified.
Our cancellation policy follows the terms shown at the time of booking.
Refunds (if applicable) will be processed according to those terms.
We strongly recommend purchasing travel insurance to protect against unexpected changes or cancellations.
No refunds will be issued for early departures, unused nights, or dissatisfaction with issues disclosed in the property listing.
Check-in time: From 3:00 PM
Check-out time: By 10:00 AM
Early check-in or late check-out requests are subject to availability and may incur additional fees.
Detailed check-in instructions will be emailed prior to your arrival.
Guests must follow all key collection and return procedures as outlined.
By confirming your booking, you agree to:
Respect the property, neighbours, and building by-laws.
Use the property only for residential and approved purposes.
Report any damage or maintenance issues immediately.
Leave the property in a clean and tidy condition upon departure.
Not host parties, events, or gatherings that may cause disturbance or damage.
Abide by all noise restrictions (quiet hours 9 PM – 7 AM).
Guests are responsible for any loss or damage to the property, furnishings, or contents during their stay.
A security deposit may be required before check-in, which will be refunded after the property inspection if no damages are found.
Additional charges may apply for:
Excessive cleaning
Unauthorised late check-out
Lost keys or access cards
Breach of house rules
Guests must allow reasonable access to the property for maintenance, cleaning, or inspections if required.
Occasionally, building facilities (e.g., pool, gym) may be temporarily unavailable due to maintenance or management decisions.
We are not liable for compensation in these circumstances.
SmartMove Stays and property owners are not responsible for accidents, injuries, theft, or loss of personal belongings during your stay.
Guests are encouraged to secure travel and contents insurance for peace of mind.
Use of any facilities, including pools and gyms, is at your own risk.
Smoking is strictly prohibited inside all properties and balconies.
Additional cleaning or deodorising fees will apply for violations.
Pets are not permitted unless prior written approval has been granted.
